Primary Markets Our Commercial Property Managers Serve

Our commercial property management teams and service vehicles operate throughout Chicago and the surrounding suburbs, typically reaching the properties we oversee within 10–20 minutes. Local proximity matters: faster inspections, faster response times, and stronger municipal relationships directly impact performance.

Downtown Chicago & Urban Core

Loop • West Loop • Fulton Market • River North • South Loop

Managing urban assets requires more than basic oversight. High-rise office towers, street-level retail, and mixed-use developments demand familiarity with Chicago building codes, union environments, vertical transportation systems, and 24/7 tenant expectations. Our team delivers disciplined, responsive management tailored to the operational complexity of the city core.

North Shore

Highland Park • Winnetka • Wilmette • Northbrook • Deerfield • Lake Forest

We have managed commercial real estate along the North Shore for generations. Our long-standing presence in these communities allows for immediate site visits, direct coordination with local building departments, and proactive tenant engagement. Experience in these markets translates to smoother operations and stronger tenant retention.

North & Northwest Suburbs

LincolnshireVernon HillsLibertyvilleMundeleinBuffalo GroveSchaumburgArlington HeightsPalatineDes PlainesWheeling

From suburban office parks to industrial flex campuses, these submarkets require operational efficiency and strong vendor coordination. We understand the infrastructure demands, parking ratios, mechanical systems, and tenant expectations unique to these areas, allowing us to manage assets with precision and consistency.

O’Hare Corridor & Western Suburbs

Bensenville • Addison • Elmhurst • Lisle • Downers Grove • Naperville • Aurora • Elk Grove Village

Industrial and flex properties near O’Hare require specialized operational expertise; dock equipment, warehouse HVAC systems, heavy power capacity, and logistics-driven tenant needs. Our teams are equipped and experienced in managing distribution-oriented and light manufacturing facilities throughout this corridor.

The Hidden Inefficiency in Most Chicago Property Management

There are certainly bad commercial property management firms that provide sub-par leasing or maintenance services, but the difference between good and great management, and as a result returns, comes from the back office.

Invoices arrive daily. Leases contain different CAM structures. Expenses must be allocated precisely.

When handled manually through spreadsheets and email threads, small inconsistencies accumulate. A repair is miscoded. A charge is under-allocated. Documentation is incomplete.

Individually minor. Collectively expensive.

Revenue leakage becomes routine.
CAM recoveries lose precision.
Managers spend more time reconciling paperwork than improving performance.

In a competitive Chicago market, incremental inefficiencies directly reduce NOI, competitive pricing, and even as a result, leasing performance.

Lease Complexity Requires Structure

Every lease defines responsibility differently: HVAC, roof, utilities, snow removal, and capital expenditures. Without disciplined systems, managers rely on memory and experience, increasing the risk of under-recovery and disputes.

Effective property management requires structured lease responsibility profiles and documented allocation standards. That infrastructure protects revenue and reduces legal exposure.

A Disciplined Approach to Asset Protection

We operate with structured financial oversight and controlled invoice review processes. Expenses are categorized consistently and supported by documentation before approval.

This results in:

  • Cleaner CAM reconciliations.
  • More consistent recoveries.
  • Fewer disputes.
  • Stronger cash flow stability.

The difference between average and quality disciplined management appears in year-end performance, not daily headlines. That exceptional performance is why investors continue to trust Van Vlissingen’s Chicago Commercial Property Management Team year after year, decade after decade, and generation after generation.

Local Operations That Protect Value

Technology can streamline accounting, but commercial real estate is still a physical business. Buildings require people on-site — inspecting, responding, and solving problems in real time.

We operate our own in-house maintenance teams and respond directly to service requests. That means faster resolution, consistent standards, and hands-on oversight from professionals who know your property. Reliable execution strengthens tenant relationships, preserves asset condition, and reinforces value.

  • When service is consistent, tenants renew.
  • When tenants renew, turnover drops.
  • When turnover drops, NOI improves.

Why Chicago Owners Choose Van Vlissingen & Co.

A 145+ Year Chicago Legacy

Founded in 1879, Van Vlissingen & Co. is one of the oldest commercial real estate firms in the United States. For nearly a century and a half, we have operated continuously through every Chicago market cycle: expansion, contraction, inflation, and recovery. That longevity is not marketing language; it reflects disciplined leadership, multi-generational stewardship, and a deep understanding of how real estate performs over time.

Multi-Generational Leadership & Institutional Perspective

Our firm remains family-led and locally operated, with leadership actively involved in day-to-day decision-making. That continuity creates long-term thinking, not short-term transaction focus. We manage assets with an ownership mindset: protecting capital, improving operations, and positioning properties strategically for future value.

Disciplined Financial Oversight

Institutional-level financial controls are embedded into our management platform. Structured lease administration, CAM reconciliation discipline, and rigorous reporting standards protect revenue and reduce risk. Our approach is methodical, documented, and designed to withstand scrutiny.

Local Accountability

Our headquarters is based in Northern Illinois, and our teams operate in the communities we serve. We are not a call center or a third-party dispatch platform. Owners and tenants have direct access to experienced professionals who know their property, their municipality, and their market.

Integrated Brokerage & Management Platform

Unlike firms that separate leasing and management, our Chicago commercial real estate brokers and property management teams operate together. When space becomes vacant, leasing activities immediately reduce downtime and protect cash flow. That integration creates alignment between operations, marketing, and long-term asset strategy.

Common Commercial Property Management Questions

For both businesses and investors, commercial properties are an enormous capital investment. Successfully owning and operating a property requires a significant amount of time and effort. Therefore, we help owners maximize the income stream and value of their commercial properties. Our commercial property managers take all the day-to-day management tasks off your plate. We help owners looking for additional streams of income, leveraging a long-term asset, or more effectively managing a business’s workspace.

A commercial property management service is responsible for its clients’ daily non-residential property tasks. These services include, but are not limited to, property maintenance, tenant relations, rent collections, and financial reporting.

Commercial property management fees vary widely based on a firm’s offerings and the property managed. Typically, for an occupied revenue-generating property, management fees are calculated as a percentage of rent collections. However, for owner-occupiers or vacant commercial properties, managers calculate fees differently. In the second case, property management companies charge a flat fee. Moreover, property management fees are additionally based on a wide array of other factors like property size, rent level, and difficulty of property maintenance. In addition to a flat fee or a percentage of the rent collected, some commercial property management companies may charge extra fees for vacancies, lease renewals, and certain other services. Because property management fees are highly dependent on various factors, most commercial property management companies don’t list their fee structures. Therefore, if you would like to know how we calculate fee structures, please contact us below!
